Goldfish Property’s approach is always meticulous and long term. Decades of experience, through good times and bad, has taught us the value of financial independence. We appreciate the worth of hard-earned capital, and respect the people we work with.

Business: weathering every storm since 1967

Like many businesses, we strive for capital growth. However, protection of our existing capital is Goldfish Property’s first priority. We have low levels of debt and no bank debt in our property business. With no pressure to meet external investor demands, we grow to the extent that good opportunities and available capital allow. We always strive to ‘do the right thing’, whether we are required to or not.

Investing: deep local knowledge meets fast, considered movement

We exclusively employ private capital for property investments. We don’t need consent from commercial lenders, so we can make decisions about buying, selling and managing property quickly and with a long-term view. We regularly conduct financial stress tests on our business, and retain significant cash reserves. This helps us to capitalise on good opportunities, address unexpected costs and ride out rough times.

Property management: caring deeply for our buildings and people

We maintain our properties to a high standard and routinely modernise them to ensure they’re at the forefront of industry, safety, security and accessibility standards. We have systems in place led by expert facilities managers from specialist external firms to ensure compliance, and welcome inspections from regulatory authorities and our insurers. Additionally, we work closely with local authorities to optimise the use of our sites to benefit the community.

Property development: a long term approach to promising opportunities

We take the long view with our property developments, exploring opportunities that may not interest others. Our well drilled approach to due diligence, and strong balance sheet, mean we can move fast when a development is right for us. A trusted team of advisers and contractors also enables Goldfish Property to move quickly with property works – and to perform these to a high standard – with minimal interference to tenants.

Goldfish Property has worked hard to reach a high standard in terms of its current property portfolio along with establishing and maintaining strong relations with its tenants.
